What's Commission Index "CI"?
 

CI is an average value of monthly commission income for each of the licensed property agents in Hong Kong. It is a synthetic calculation based on:

1. The number of "Agreement of Sale & Purchase" ('ASP') registered in the Land Registry in one month; and
2. The total Consideration of all ASP in the same month; and
3. The Licensee Population in that month.

We believe that a high value of CI translates into a greater chance of success as a property agent, while a low value of CI is consistent with greater degree of market uncertainty.

These monthly indexes are displayed on a CI Trend Table, indicating a trend direction. The change in trend, either up trend or down trend, implies the market's expectation of volatility over the property market.

Thus, CI can be proposed as an alternative system for one measure of the volatility over the property market and be considered an overall sentiment for a career option as a property agent.

CI is calculated after having collected all data of one month and will be disseminated on the second working date of the following month usually. Please note that there is an execution time of about 4 weeks for the lodgment of the deed registration in the Land Registry. Whilst the ASP data are derived from the date of registration, a time lag is present in both indexes and the trend table.

CI is a false assumption for reference only! It is important to remember, that the commission income is an estimation since in reality the commission rates may vary in each deal, the size of the active licensee population is uncertain, and the allocation of the commission is always unequal.

Besides, property market is ever changing. Changes in CI trend alone are not necessarily an indication that the trend will continue in that direction.

  1. Proprietors of property agency: Take the opportunity to expand or draw back by observing the CI trend.
  2. Property Agents: Weigh their achievement in the field by comparing their commission income with the CI figure.
  3. An Agent-to-be (a person who intends to work in the field): Judge the room of development and potential of success by considering the CI figures and the CI trend.

* Please note that apart from commission income there is usually a basic salary ranging from HK6,000 to HK$8,000 for property agents.
